So the inspector report came back.
The house we are buying is about 220 year old post and beam construction. So at the core of it are about three 200-220 year old three store high solid wooden posts - basically high quality ship masts from the forest primeval of the day. One of them has been partially compromised about 1/3 of the way up - likely some 150-200 year old insect damage that got reexposed to moisture because of a roof leak near the chimney that wasn't properly sealed about 10 years ago.
So we now have a couple of structural engineers who specialize in old houses figuring out what do do. We may end up inserting a three story high metal rod in the thing, or we may end up with a bit of surgery in the middle of the house or we could end up with some concretish stuff being used to reinforce the beam. Had we not caught this now, the house would have soon begun sagging noticably, and might well have become almost impossible to repair.
I'm finding this stuff fascinating, so ya'all are going to hear about it periodically.
