No, I think it's b/c she's both hot and cute, a combination that doesn't occur too often. It's usually one or the other. The cuteness makes her more approachable and less model-like. That's why you THINK you might run into her on the street.

Yes, the cute factor is attractive on her (I am usually turned off by exclusively "cute" girls).* But I think its the smile and the fact that she's not too made up. You could meet her. She'd be the "incredible chick from (office, work, school)," but still within reach, or at least technically available. And she probably looks IRL nearly as good as she does on screen. Simply put, I know some chicks in her category.
*Cute is often a step from "perky" and "full of life." Perky and bubbly cute people are like perky little dogs. They're best muzzled, or squashed by a UPS truck.
