I also think there is something to be said for building your brand. And Steinbrenner sees returns in other ways, because players all over the world view the Yankees as the benchmark for sports success and they want to play for us. And knowing we'll pay top dollar doesn't hurt recruiting either.
The next owner might not spend as much, it's true. But if they don't do what is necessary to win, I think the value of their investment may drop (although, that might not matter if they pull all that money out of the team annually).
But ask yourself that question. Why do the Red Sox spend so much? They don't need to to field a somewhat successful team.

My understanding is that the Sox' new owners have made an awful lot of money on real estate around Fenway Park. Before they bought the team, that area was not great -- maybe not unsafe, but a lot of light industry and other crap. People thought the team might leave for a new park elsewhere, and didn't want to invest in businesses that depend on the ballpark. The team and/or its owners committed to staying there, and bought a lot of surrounding property. They've developed in a way that should be no surprise to anyway to who saw what happened to, e.g., the formerly unattactive area around PacBell Park (I refused to use the new names). I would surmise that the goodwill that they've earned from winning has been very helpful in making sure that their plans don't run into flak from local government/neighbors/etc. So, it's just a guess, but that might be return on the investment.
Or maybe they're subsidizing the team. John Henry certainly has cash to play with.

I don't follow. If they're the owners and have bought a lot of the surrounding property, what difference does it make if they field a team with the second highest payroll or 10th? In order to realize the value you're talking about, they simply have to assure (by contract or otherwise) other property owners that might have bolted, that Fenway is here to stay. Hell, it would be better if they let them leave and bought their real estate as well. And it's not like Fenway won't be sold out if they finish in 3rd place. Just look at last year.

I went to school in that area, the Fens. or Fenway. It has a college component, and the Longwood Medical area has the hospital component [Beth Israel and Brigham and Women's etc.]
The immediate area was a little sketchy Kenmore Square and Landsdowne St.
I know they renovated the green monster and put in luxury boxes. I love Fenway it has so much character great place to watch a ballgame.
any type of condos or interesting businesses would be a complete asset to that surrounding area.
