Word. Especially if you have an accent wall or the ceiling is left white. Painting straight lines is harder than it sounds. After we painted our old bedroom in a taupe-y beige with an accent wall, the painter left a perfect line between the bedroom wall and the bathroom (no door).

Our neighbors painted their kitchen avocado (puke) green and the line on the wall between the kitchen wall and the living room wall was hysterically funny. Kind of like she was drunk when she did it.
She asked what we thought about the paint. What do you say? Hey, looks great, except for the color and those crooked lines.

True. I've done a good deal of painting. I worked for a carpenter and we did some painting on the side, so I'm pretty good at it, and quite efficient. I can probably paint a room twice as fast as most people.

Needless to say, I learned practically nothing in the art of carpentry. I know that I'd rather plumb bob RP than paint though.

See, I guess I don't hate it. I would rather paint than iron clothes, grocery shop, clean the house or shop for furniture.

I've tried everything, and it still feels like my elementary school. I actually rather like the monorail systems, and I'm looking forward to having this one installed.

2. I helped a painter for a summer job when I was a kid. It's stinky, messy and the prep and clean up is awful. I have to admit though, that I get a kind of almost-dirty pleasure out of actually putting the paint on the wall. Especially with the roller. It looks all pretty and velvety. And I like painting white walls with dark paint.

What's a good method for determining the purchase price premium or discount appropriate to a property with an assessment of $x dollars?

My partner and I are looking at a few rental properties to try to decide which to purchase and I want to have a way of comparing carrying costs of properties with differing purchase prices and assessments. Obviously, I can look at monthly costs, but should I just consider the assessment as an additional cost and consider what equivalent loan that corresponds to for different assessments? In that centris paribus situation, I would guess that I would rather have a lower assessment with higher initial purchase price, right?

Heidi's too infatuated with lawyers (NTTAWWT). Mmmmm needs an accountant.

More particularly, he needs to consider both the straight bottom-line impact of the assessment on a monthly basis, and the potential imparct on the long term value of the property. A low assessment is good on the bottom line initially, but low assessments can mean shortcutting on maintenance and improvements, and next thing you know your property looks like the inner city and sells for half as much as the property down the road with the extra $50 a month assessment that they've been plugging into improvements the last ten years.

Which isn't to say high assessment = good, but I'd be warry of one siginificantly lower than what seems to be market.
