It's not annoying so much as it's monotonous and repetitive.
Maybe it's the repetition of the repetiveness that's annoying you?
And as juvenile and annoying as Avril Lavigne's Girlfriend song is, it's got a great hook. I can foresee every high school cheerleader practicing this over the summer.

She's, like, so whatever.

OH noes. The whole train ride home "Hey Mickey you're so fine you're so fine you blow my mind, Hey Mickey!" and Toni Basil in that cheerleading outfit.
Have a great weekend.

JImmy hats/caps are a boston thing. I think, although I don;t think they are for oral. Jimmie caps for oral are a deal killer in my world.
Helpfully,

You don't know Boston politics that well.
Tickets and meetings with the players are assumed. It took 3 championships by the Celtics and a couple of Stanley Cup finals appearances by the Bruins just to get a new Boston Garden 25 years after the building should have been razed.

And STDs are an everywhere-but-boston thing?
The only way you're right is because they're sprinkles hats outside new england.

Train Wreck TV
But I just can't turn away.
America's Got Talent? They put two made-for-YouTube acts in the Top 20--Boy Shakira (just what it sounds like, only he's chubby) and Kashif (sp?), who does awkward recreations of dance numbers from Bollywood musicals.
The other show I keep telling myself I'm going to delete from my DVR is Dr. 90210. Dr. Rey has got to be the single most vain, preening, self-absorbed, self-involved, self-indulgent husband and father of two that ever existed. His pathetic anorectic doormat of a wife isn't much better. I really really really feel sorry for their kids.
I'm still liking So You Think You Can Dance, though. The overall quality of the dancing is way, way much better than last season.

I am hoping for better stories than that - that she dates them both and then writes lots of details about their wild and crazy threesomes.

I'd take Lohan with a jimmie cap or Hillary Duff, with or without the j.c., over Avril. I'd be scared the latter might bite my dick off.

In order to realize the value you're talking about, they simply have to assure (by contract or otherwise) other property owners that might have bolted, that Fenway is here to stay. Hell, it would be better if they let them leave and bought their real estate as well. And it's not like Fenway won't be sold out if they finish in 3rd place. Just look at last year.

If anyone cares, Henry & Co. invested in the surrounding property before they bought the team.
