Lenders were charging an average 7.34% for prime 30-year fixed-rate jumbo loans yesterday, according to a survey by financial publisher HSH Associates. That is up from an average of about 7.1% last week and 6.5% in mid-May.
The higher costs for such loans will put further downward pressure on home prices in areas where homes typically bought by middle-class people can easily cost $500,000 to $700,000.

Slightly under 500k in Fallujah, but this means a lot of older folks in my neighborhood are going to be waiting a few more years before they can cash out and move to a condo on the beach.

During my closing but before the Fed's announcement, jumbo rates were at 8% yesterday, perhaps in dread of a possible up tick. After the fed's "stay-put" announcment they were back down to about 7%.
If you're willing to pay a point you can get mid-6es. Today.
I pushed like a sonofabitch to get this deal closed. I have heard more than one story of a commitment pulled at the closing lately.
I went with a big bank because the lending tree type people I dealt with were pretty much full of shit.

I revise my earlier statement
Phew!
Because of private banking, my rate reflects a non-jumbo rate. yay.

Well at least it's finally fucking over. Apparently there was no other news last night as the first 20 minutes of broadcast were of Barry, then 2 minutes of weather then on to sports which was another 5 minutes of Barry.
Good thing there wasn't any bridge collapse or anything because I would have missed it. And apparently, some NYC office are opening late because of some rain. But who would know? All I know is that Barry hit 756 and Henry Aaron was on the big screen and Bud Selig wasn't there.

Hmph. There's only one historic baseball record that matters this season.

OK, well one good thing happened last night. When Barry asked for any final questions, a Japanese reporter asked him what he thought about Sadaharu Oh and his 868 home runs.

There's more to me than you'll ever know, and I've got more hits than Sadaharu Oh.

I was watching on the local affiliate, and appreciated the relative lack of hoopla and production values.

There are good things and bad things about this photo. First of all, that is a really cute swimsuit. It's a horrible fit, though. And that could be the ugliest belly button I've ever seen.

Typically, you left out the best part:
Bonds responded by asking the reporter "What about Josh Gibson's 800?" and then said "Good for Sadaharu Oh" (not sarcastically), laughed, as did all the other non-Japanese reporters in the room, and left the dais.

Pinkberry
Is this spreading like kudzu anywhere else? I feel like it's headed the way of Brueggers and Boston Chicken/Market -- massive overexpansion followed by crash.
Has anyone had it? Is it worth it? I think the one at the mall by work finally opened.

I got some this weekend. I do not know why people line up for it. They have two flavors. Pinkberry and Green Tea. I got my daughter the original and I had Green Tea. I had blackberries in mine.
It is entirely unremarkable. It's not as sweet as ice cream or frozen yogurt, which is good, I guess. But I will never buy it again.

(Who actually watched the trial? Sure, I was kept up-to-date by cnn.com and other "news" outlets, but I can't imagine how mind-numbingly dull that would have been to watch. I haven't watched any part of any trial since the OJ trial. That was scandalous, and yet still mind-numbingly dull. I get enough mind-n8umbingly dull in my own life, thanks so much.)

She was a fat drug monkey and I can't think of a damned thing she stands for except maybe the proposition that white trash with loads of money will still find a way to die young. Oh, and that this country's collective IQ is dropping like a fucking anchor.
Good luck to whoever got custody to her kid. Otherwise, who gives a fuck?
