The key to getting fuck-you money is to spend like you already have it. Find the client you've gotten along with best, tell the paralegal you need to do some marketing entertaining, and take the client, the paralegal and one of her friends out on the town, no holds barred. After about a half dozen drinks, announce you're leaving, you want to bring paralegal with you at a 25% increase in salary, and you'd appreciate his business, which would always be your highest priority. Tell him he'll get top attention from you and the paralegal, rather than just hoping to get his calls returned at Bigshop.

At the end of the evening, it will either all be good or you'll know for sure that you're going to be shlepping someone else's bag for a few years and avoiding the paralegal's nasty glare. Either way, you'll be drunk and happy and not really understanding what has happened until the morning.

mortgage help

I'm buying a apartment out of state for $230K, 25% down. Assume best possible credit/finances etc.

the banks supposedly claim a 3% closing cost.

can i beat that down? I don't think I paid anything like that to buy my home and I had shitty credit back then. any advice?

yes, play hardball. everything is negotiable, regardless of what they say on the first couple of go rounds.

space fuck- I meant assume this is a rental property, can I deduct realtor fees (i have a buyer's broker) or treat this as an expense against profits? also, assume I pay some closing fees- any tax relief?
