I usually go with friends' recs on picking agents and, more importantly, for avoiding agents. Some states (like Texas) let lawyers be their own agents. I'm the first to admit that I don't know the first thing about real estate transactions, though, so I went through an agent to buy my house.

On the "other part of it," I recently read somewhere that it's sometimes not worth it to fix up stuff before putting the house on the market. Obviously, you want to make it look nice, but if it's a really expensive fix like, say, a new roof, it's cheaper and easier in the long run to eat the cost on the price of the house than to pay for it yourself.
