More particularly, he needs to consider both the straight bottom-line impact of the assessment on a monthly basis, and the potential imparct on the long term value of the property. A low assessment is good on the bottom line initially, but low assessments can mean shortcutting on maintenance and improvements, and next thing you know your property looks like the inner city and sells for half as much as the property down the road with the extra $50 a month assessment that they've been plugging into improvements the last ten years.

Which isn't to say high assessment = good, but I'd be warry of one siginificantly lower than what seems to be market.

Thanks. That's useful for comparing similar types of properties, and I am evaluating reserve policies, reserve amounts, recent capital improvements and maintenance and the like with a critical eye.

I'm trying to compare properties, though, in different types of condo associations. Six-flats vs. high-rises, etc., and I'm trying to better numerically describe my beliefs about how different kinds of properties in different areas will appreciate, and reconcile that with calculations of present and future impace of disparate assessments.

I do need an accountant, though. We will get together for deductible steak dinners and rogering with Heidi.
